Real Estate in Delano and Surrounding Communities

Delano, McFarland, Earlimart, Richgrove, Wasco, Pixley and the vineyards and farm ground between them.

Open desert flat with scrub and rocky hills

Our clients include sellers, buyers, landlords and tenants in Delano and the surrounding communities. To the south, that covers McFarland on Highway 99 and Wasco and Shafter to the southwest. To the north, across the Tulare County line, it covers Earlimart, Richgrove, Pixley and Tipton, with Ducor, Terra Bella and Porterville further east. Drive a few minutes in any direction and the property changes: in-town neighborhoods, newer subdivisions, highway commercial frontage, vineyards, orchards and open farm ground. None of them price or inspect alike.

Town lots and farm blocks

A house in a Delano neighborhood and a vineyard parcel with its own well call for very different homework. Each gets what it needs.

Comps from similar property

Prices are drawn from sales that truly resemble yours, not an average blending farm ground and subdivisions.

The same agent everywhere

Does the Process Change From Town to Town?

The approach does not. A seller in McFarland and a seller in Delano both get pricing from comparable sales, written negotiating goals and an escrow calendar. A buyer searching in Earlimart gets the same offer strategy and deposit protection as one searching in Wasco.

The checklist does change. A house in town mainly needs a solid inspection and a careful look at disclosures. Farm and rural parcels add water supply, wells, septic, access and county zoning. Rental and business property put the leases and operating statements front and center. Matching the homework to the property keeps the deal calm later on.
